Affordable Housing

For developers building homes at or below 80% of median market rent. Requires demonstrated energy performance improvement.

Minimum threshold: 15% better than OBC reference

Canada Greener Affordable Homes (CGAH)

Benchmark Energy Modeling

We model your building using the OBC reference building as the baseline. This sets the benchmark your design needs to beat to qualify — and tells us what tier you can realistically achieve before spending money on design changes.

Energy Modeling & Optimization

We model your actual proposed design and compare it to the benchmark. If you’re close to a higher tier, we identify which upgrades (envelope, HVAC, lighting) will get you there most cost-effectively. You decide — we just give you the numbers.

Consultation & Package Finalization

We review the modeling results with you and your design team. Any questions about assumptions, upgrades, or tradeoffs get answered here. Once you’ve signed off, we finalize the compliance package.

Submission-Ready Package

You receive a complete, CMHC-formatted energy compliance package — signed and sealed by a registered energy advisor — ready to submit to your lender or CMHC directly. No revisions, no chasing signatures at the last minute.

Post-Construction

Post-Construction Verification

Most CMHC programs require a post-construction verification to confirm the as-built building matches the modeled design. This step is often overlooked until it becomes a funding condition.

AJEC handles post-construction verification as a follow-on service — site inspection, as-built modeling update, and a final compliance letter confirming your building met its energy targets. Pricing: $150/unit, included automatically for returning clients at a $1,000 discount on the pre-construction modeling fee.

Frequently Asked Questions

How early in the design process should I engage AJEC?
As early as possible — ideally when your building design is in design development (DD) stage, not just before permit. Earlier engagement means we can flag energy issues before they become expensive change orders. That said, we can work with permit-ready drawings too.
What information do you need to start?
Architectural drawings (floor plans, elevations, sections), mechanical and electrical specs, and a completed project information form. We’ll send you the form when you contact us. If you don’t have all the specs yet, we can still start a preliminary discussion.
How long does the modeling take?
Typically 3–5 weeks from receipt of complete drawings, depending on project complexity and our current queue. We’ll confirm a timeline when you engage us. Rush projects (2 weeks or less) are not a service we offer — rushing energy modeling produces unreliable results.
What software do you use?
We use HOT2000, the NRCan-approved simulation tool required for CMHC programs. Our energy advisors are registered with Natural Resources Canada and hold all required certifications to produce CMHC-acceptable reports.
Can you tell me which tier my building will qualify for before we start?
Not with certainty — that depends on modeling. But we can give you a strong directional read based on your building type, envelope specs, and HVAC system. Most experienced developers with a code-compliant design are within reach of the 25% threshold. We’ll tell you quickly if something looks like a red flag.
