Custom Homes
How much does SB-12 / OBC compliance cost for a custom home? +
$1,000 – $1,200 per home  |  Garden suites & tiny homes from $800

Performance path modelling to meet SB-12 — detached, semi, townhouse, or stacked. We find the most cost-effective way to meet requirements so you’re not overpaying for upgrades you don’t need.

Includes: one set of energy drawings, blower door test coordination, full compliance report.

One fee covers all units of that model type in your subdivision — you pay per model, not per house.

What affects the price? The $300–$500 spread depends on design complexity and elevation variation. Simpler, standardized designs land at the lower end. We’ll tell you exactly where your project lands on your first call — before you commit to anything.

For all on-site services (blower door tests, site inspections, and training visits), we charge $0.68/km calculated both ways from our office. Travel charges are always confirmed upfront before we schedule.

What’s NOT included in standard pricing — so there are no surprises? +
  • Additional drawing sets: Each service includes one set of drawings, up to 5 elevations. Additional elevations are $150 each. Full-height and walkout basements are treated as separate model types.
  • Design revisions after modelling begins: If your architect significantly revises the design, a revision fee may apply.
  • Site visits and travel: Blower door tests are coordinated by AJEC but conducted on-site. Travel fees may apply outside the GTA.
  • Rush turnaround (under 5 business days): Available — ask about pricing on your first call.
  • Province-specific code supplements: Some provinces require additional documentation. We’ll flag this upfront.
